Site Planning and Permitting

Land-Tech Consultants, Inc offers a full range of land use permitting services and routinely prepares permit applications required by local land use agencies, the Connecticut Department of Environmental Protection, and the Army Corps of Engineers.

Most land use projects are regulated to some degree by either local, state or federal agencies. Knowing in advance which permits are needed for a particular project is vital to ensuring that a project goes smoothly and is compliant with all laws and regulations.

Permit requirements differ depending on the type and scope of the project. The typical application process involves field studies and office research to gather all relevant natural resource information pertaining to the project. The process continues by assessing potential impacts on natural resources from the development project, and devising strategies to avoid, minimize, and mitigate those environmental impacts.

Preliminary plans are presented to regulators at an informal pre-application meeting to discuss the project and obtain their site-specific recommendations. Using this feedback, final application drawings and supporting documents are prepared and submitted as a complete application package. The client is continually kept "in the loop" throughout the process and is given straightforward advice regarding regulatory hurdles.

At Land-Tech, the individual coordinating the project brings an extensive background from various fields of environmental and engineering consulting. Most project managers have come to Land-Tech with some regulatory background.

Land-Tech routinely communicates with regulatory agencies to keep up on changes to the application process.
